Fixed-Price Conveyancing

McDonald Legal, in partnership with SmartTitle, offers fixed-price conveyancing for most purchase and sale transactions. Your matter is handled by experienced property lawyers and licensed conveyancers throughout the process. Because our team includes qualified lawyers, we can advise on the wider legal implications of your purchase or sale — not just the paperwork — and resolve any legal issues that arise along the way.

Before you make an offer, we provide:

Review and preparation of advice on the contract of sale and Section 32 (Vendor Statement) before you sign
A clear explanation of the contract terms
A breakdown of the disclosures contained in the Vendor Statement
Recommended changes or additions to protect your position
Guidance on next steps before and after signing (e.g. building inspections, boundary surveys, pest inspections)

For Buyers — After the Contract is Signed

If you’ve already signed a contract before engaging us, we prepare comprehensive advice covering:

Liaising with your financier to arrange settlement funds
Preparation and electronic signing of the transfer of land on your behalf
Preparation of the statement of adjustments and settlement statement
Preparation of cheque directions for capital gains and/or GST withholding, where required
All relevant property searches — title, registered plan, land information, water information, SRO land tax certificate, and owners corporation certificate (where applicable)

Booking and completing electronic settlement
An explanation of the contract terms and each party's responsibilities
Notifying relevant authorities of your purchase and issuing the notice of acquisition
Review of the Section 27 statement and facilitation of signing (if requested by the vendor)

For Sellers

If you’re selling, our conveyancing service includes:

Liaising with your financier to discharge the mortgage at settlement
Preparation of the Section 27 statement (early release of deposit), including liaising with your mortgagee
Review of the transfer of land prepared by the purchaser's solicitor
Preparation of the contract of sale and Vendor's Statement (Section 32), issued to your real estate agent
All relevant property searches — title, registered plan, land information, water information, planning and bushfire certificates, SRO land tax certificate, VicRoads certificate, EPA certificate, and owners corporation certificate (where applicable)
